Quick tips for yard signs, flags, and seasonal lighting

Sports flags and political signs are welcome in your yard. Whether you’re championing a cause, celebrating a team or selling your house, you’ll want to brush up on Kissing Tree’s Master Residential Landscape and Design Guidelines before you stake a sign or install a flagpole.

Seasonal Lighting

We love holidays and the festive décor that goes with them, but there are a few guidelines to reference before you set up your seasonal display. Installation and removal timing is important to keep in mind when planning your seasonal lighting display.

Holiday lighting can be installed 21 days prior to a holiday and must be removed no more than 14 days after the holiday. The exception is winter holiday lighting, which may begin the day after Thanksgiving.

For example, in 2022 fall holiday lighting and décor may be displayed Oct. 10 through Nov. 14. Winter holiday lighting and décor can be put up starting Nov. 1 but may not be turned on until Nov. 24 and must be removed by Jan. 15.

Permanent exterior lighting must be approved by the Architectural Control Committee. You can do this by submitting a design review application

Political and real estate yard signs don’t need approval from the Architectural Control Committee if they align with the Article 6 Architectural and Aesthetic Standards 6.12 Signs which states:

e) Elections. Political signs may be displayed on any Lot provided that: (i) the sign is erected no earlier than the 90th day before the date of the election to which the sign relates; (ii) the sign is removed no later than the 10th day after the date of the election to which the sign relates; (iii) the sign is ground-mounted; (iv) only one sign may be erected for each candidate or ballot item; and (v) signs which include any of the components or characteristics described in Section 202.009(c) of the Texas Property Code are strictly prohibited.

Flags

Like seasonal lighting, flags are welcome during their relevant season or event. Refer to the Kissing Tree Master Document, section 6.11 Flags, for the full rundown of quantity, size, and installation. If you’re planning to put in a permanent flagpole or flag, plan to get approval from the Architectural Control Committee before installation.

A quick reminder

If you display decorations, flags, or signs that fall outside the Kissing Tree Design Guidelines, you may be subject to a letter from the Kissing Tree Master Community.
