The Kissing Tree Master Community utilizes HomeWiseDocs to offer a streamlined process for the order and delivery of community association resale and lender documents.
Sign-up is quick and easy and you can begin using the system immediately. Resale disclosures, estoppels, demands, lender questionnaires and association governing documents are all available with HomeWiseDocs. Their professional staff is available at 866-925-5004 if you have any questions.
Age-restricted community
Kissing Tree is an age restricted community for persons 55 years of age and older. If the home is intended to be occupied, it shall be occupied by at least one individual who is 55 years of age or older. No persons under the age of 19 are permitted to stay overnight for more than 90 days in a calendar year. The Kissing Tree Master Community cannot provide exemptions to the age qualification requirements.
Home rental policy
Per Kissing Tree’s Home Rental Policy, leases must be a minimum of six months — short term-rentals are prohibited.
Each time a new lease is signed on a property in Kissing Tree, the homeowner or property management company must complete the new tenant registration form. Additionally, the city of San Marcos requires all long-term residential rental properties within the city limits to register with the city.
Sub-associations in HomewiseDocs
If the house is located in a sub-association, please select the sub-association (Cottages or Villas) and HomewiseDocs will automatically include the master association documents.
Open house process
To enhance security and streamline the entry process for open houses, we have implemented a new procedure for homeowners hosting an open house. If you are selling your home and planning an open house, please follow these steps in the Gate Sentry app:
- Submit an Kissing Tree Open House Form.
- Add “Realtor” and “Open House Guest” as temporary guests in the guest section of your Gate Sentry application.
- This will allow the security officer at the gate to officially check in realtors and potential buyers upon arrival.
Important: If “Realtor” and “Open House Guest” are not added to Gate Sentry, visitors will not be allowed entry. This policy is in place to maintain the safety and security of our community. If you need assistance, our front desk staff is available to help with the Gate Sentry setup.
